Located on a 10-acre site, the Broad Street Mixed Use development combines both commercial and residential uses to promote a compact urban form, and reduces auto travel by providing pedestrians, bicyclists, and transit users access to services, jobs, and affordable housing in close proximity. Planning facilitation included the entitlement and environmental review process, including a successful conclusion to amending the SLO County Airport Land Use Plan. The landscape design incorporates meandering paths to connect the housing to recreation and play areas, community park areas, creek trails, and retail spaces.

Site amenities and features include park play equipment and swings, split-rail, vinyl  and picket fencing, overhead patio trellises, half-court basketball, bicycle racks and lockers, site furnishings (tables, benches, trash containers), stamped and colored concrete paving, stucco walls and pilasters, turf with turfblock for vehicle access, and raised planters.
