Highlights:

Regency Centers enlisted the planning service of Oasis Associates, Inc. to coordinate the design team members and facilitate the entitlement of Golden Hills Plaza regional shopping center.  In total, the 25-acre regional shopping center consists of approximately 292,000 square feet of retail commercial development with Lowe’s as the anchor tenant. Please refer to the “White Papers” section for a case study specific to this project.

Circumstances Unique to the Project:

  • Initiation of and negotiation with Caltrans regarding State Route 46.
  • Substantial public outreach and community involvement.
  • Initiation of and negotiation with the Air Pollution Control District (APCD) regarding on and off site air quality mitigation measures.
  • Coordination with California Department of Fish and Game regarding kit fox mitigation.
