Highlights:

As a part of their asset management program, the Lucia Mar Unified School District deemed the subject property surplus and has enlisted Oasis Associates, Inc. to determine the best and highest possible use of the property in order to enhance district revenues. The project would change the Public Facility (PF) zoned properties to Single-Family Medium Density Residential (RSM) zoned property in order to accommodate residential units.  Site A carves out a separate 3.0 acre parcel adjacent to the middle school and further subdivides the parcel into ten (10) residential lots. Site C is located across Price Canyon Road and would be developed as a multi-family residential development.  The leasing or sale of Site A and C would create an extra revenue stream for the district in these trying economic times.

Circumstances Unique to the Project:

  • Substantial public outreach and community involvement.
  • Extremely sensitive archaeological site.
