Highlights:

OAI  was retained in 2020 to facilitate the project through the land use entitlement and building permit process, which consists of a new 4,000 square foot (SF) single-family residence on a 1.41 acre site. Site amenities are envisioned to maximize the usability of the site. The siting of the house complies with the requisite development standards while responding to the existing topography, on-site creek-riparian corridor, and views of the surrounding hillsides and City below. Extensive landscape architectural design completes the overall aesthetic and functional picture.

Circumstances Unique to the Project:

  • This is the last lot to be developed in a circa 1980’s vesting tentative tract map 1182.
  • Creek/riparian corridor bisects the property, which presented some challenges through the approval process.
  • The property is surrounded by existing neighbors, so that public outreach was a key component.
  • Located across Patricia Drive from the entrance to the Bishop’s Peak Trail and Felsman Loop.
